A standard package covers the land and basic home build. "Turnkey" packages include more extras, ready for you to move in.
Standard Inclusions: These typically cover the home’s structure, roofing, plumbing, electrical, and basic interior finishes like standard kitchen cabinetry and bathroom fixtures.
Turnkey Inclusions: These packages are move-in ready. They often include extras that standard builds omit, such as floor coverings, air conditioning, driveways, fencing, and front landscaping.
Site Costs: Verifiable packages include estimated site costs, which cover the earthworks and foundations needed specifically for your block of land.
You’ll pay two deposits: one for the land and one for the build.
Land deposit: 5–10% upon signing the land contract.
Build deposit: Usually 5% when you sign with the builder.
Holding fee: Sometimes required to reserve the land while you sort contracts and finance.
Building usually takes 7–12 months once construction starts, with 3–6 extra months for planning and approvals. Timing can vary by weather, materials, and site complexity.
